Which restrictions are examined when foreigners acquire immovable property in Türkiye?
The foreigner's nationality, the nature and location of the immovable, the statutory area limits, special security/military zone restrictions and country-based acquisition conditions are examined together.
Article 35 of the Land Registry Law No. 2644 and the relevant regulations subject the acquisition of immovable property in Türkiye by foreign natural persons to certain conditions and restrictions. The current system should not be reduced to a general reciprocity condition in the former sense. The nationalities of the countries permitted to acquire, the country-based restrictions, the location and nature of the immovable, the statutory area limits by person and by district, military prohibited/security zones and project development obligations should be checked as of the date of the specific transaction. Different rules may apply to Turkish companies with foreign capital and to companies established in foreign countries.
